PRICE LIST FOR REAL ESTATE BROKERAGE SERVICES

Effective from: 7 July 2026
This Price List forms an integral part of the Real Estate Brokerage Agreement concluded between CROMAX NEKRETNINE, real estate business, owner Matija Blažon, Varaždin, Trg kralja Tomislava 4 (hereinafter: the Broker) and the Principal.
The amount of the brokerage fee is determined by the Brokerage Agreement in accordance with this Price List, the General Terms and Conditions and the applicable Real Estate Brokerage Act.
I. BROKERAGE FEES
1. Brokerage in the sale of real estate
If the seller is the Broker's Principal:
Brokerage fee: up to 3% of the agreed purchase price.
Minimum brokerage fee: EUR 1,000.00.
Exceptionally, the fee may be agreed as a fixed monetary amount based on a separate written agreement with the Principal.
2. Brokerage in the purchase of real estate
If the buyer is the Broker's Principal:
Brokerage fee: up to 3% of the agreed purchase price.
Minimum brokerage fee: EUR 1,000.00.
Exceptionally, the fee may be agreed as a fixed monetary amount based on a separate written agreement with the Principal.
3. Brokerage when offering real estate for rent or lease
If the landlord or lessor is the Broker's Principal:
for agreements of up to 36 months: 100% of one month's rent or lease payment;
for agreements of 36 months or longer: 150% of one month's rent or lease payment.
4. Brokerage when taking real estate for rent or lease
If the tenant or lessee is the Broker's Principal:
for agreements of up to 36 months: 100% of one month's rent or lease payment;
for agreements of 36 months or longer: 150% of one month's rent or lease payment.
II. BROKERAGE FOR BOTH PRINCIPALS
The Broker may act for both contracting parties only if a separate Brokerage Agreement has been concluded with each party.
A brokerage fee may be charged exclusively to a person with whom a Brokerage Agreement has been concluded.
Sale and exchange
The maximum total amount of brokerage fees that the Broker may charge to all Principals for the same property is 6% of the agreed purchase price or the value of the legal transaction.
If it has been agreed that both contracting parties will pay a fee, their combined fees may not exceed the stated limit.
If the Broker has concluded Brokerage Agreements with two Principals for the same property, but it has been agreed that only one contracting party will pay the brokerage fee, the Broker may charge that party no more than half of the maximum total brokerage fee specified in this Price List, i.e. no more than 3% of the agreed purchase price of the property or the value of the legal transaction.
Rent and lease
The maximum total amount of brokerage fees that the Broker may charge to all Principals for the same property is 300% of one month's rent or lease payment.
If the Broker has concluded Brokerage Agreements with two Principals for the same property and those agreements provide that both contracting parties will pay a brokerage fee, the total brokerage fee charged to both Principals for the same property may not exceed the maximum total brokerage fee specified in this Price List.
If the Broker has concluded Brokerage Agreements with two Principals for the same property, but it has been agreed that only one contracting party will pay the brokerage fee, the Broker may charge that party no more than half of the maximum total brokerage fee specified in this Price List, i.e. no more than 150% of one month's rent or lease payment.
III. SERVICES INCLUDED IN THE BROKERAGE FEE
The brokerage fee covers the standard brokerage services provided by Cromax Nekretnine during the preparation and completion of the legal transaction, in particular:
finding and connecting the Principal with a potential contracting party for the purpose of concluding a legal transaction;
assessing the property's market position and informing the Principal about market conditions and comparable prices;
collecting and reviewing available property documentation and verifying ownership status to the extent permitted by available information;
preparing presentation materials and professionally preparing the property for the market, including a detailed description, photographs and floor plan, as well as arranging viewing appointments;
advertising the property through appropriate marketing channels in Croatia and abroad, where applicable;
organising and conducting property viewings;
communicating with interested buyers, tenants or other potential contracting parties;
participating in negotiations with the aim of achieving terms acceptable to the Principal;
promptly informing the Principal of all circumstances relevant to the conclusion of the legal transaction that are known or should be known to the Broker;
cooperating with legal service providers who will oversee the purchase and sale process from the preparation of the Preliminary Agreement and Sale and Purchase Agreement through to the registration of ownership rights, as well as rental/lease agreements;
preparing a detailed handover record with the contracting parties;
arranging the transfer of all utility expenses to the new owner or new tenant/lessee;
verifying the designated use of land where the subject of brokerage is building land or other land;
informing the Principal of obligations arising from regulations on the prevention of money laundering and terrorist financing;
maintaining the confidentiality of information and protecting the Principal's personal data in accordance with applicable regulations;
acting with the diligence of a competent professional in accordance with the rules of the profession.
IV. ADDITIONAL SERVICES
The brokerage fee applies to standard brokerage services.
Costs of additional services that are not included in standard brokerage activities may be charged only if they have been specifically agreed in advance with the Principal, including the type of service, the amount of the cost and the party responsible for payment.
All additional services not included in the Broker's standard activities are agreed separately.
At the Principal's request, Cromax Nekretnine may organise or coordinate:
property valuations;
architectural and design services;
geodetic/surveying services;
preparation of energy performance certificates;
home staging and interior design;
financial and tax advisory services;
assistance in obtaining financing;
property management;
other professional services according to the Principal's needs.
Costs of lawyers, notaries public, court fees, taxes, geodetic/surveying services, architects, appraisers, banks, translators and other professionals are not included in the brokerage fee unless otherwise agreed.
